How can I get the most return when selling my home in Utah


Are you trying to sell your home in Utah? Should you do any improvements to your home in order to get top dollar? This all really depends on the current condition and value of your home, the current market value of your home and how the market is doing in your area. As far as Utah goes, the market is doing GREAT! Most homes don't need much done to them in order to sell quickly. You won't need to do much when listing your home on market. If you want to potentially sell your home for top dollar and multiple offers above market value, it may be worthwhile to spend some money to make your home stand out. Paint, trims and finishes! Here is one that everyone has heard time and time again, paint. The first impression of a home is the paint color. Stick with neutrals. If you want to do a pop of color or a feature wall, make it just that, a feature wall. Another great aspect of your home to invest in is trims and features. This means baseboards, casings crown molding, feature walls, barn doors, etc. When it comes to baseboards, you'll want to go as high as you can. In a room with a standard 8' ceiling, stick with 5" and in a room with a tall 10' ceiling, go 7". The higher the baseboards, the higher end the home will feel. It may be the one feature that sells your home so it's worthwhile to make sure it is done right!

Deep clean and declutter. "A clean home is a happy home". We have all heard this quote and the saying is so true. A dirty and cluttered home shows the buyer that the sellers didn't put any care into their home so who knows what else is wrong with the home. Plus it is often hard to see past clutter or dated decor and clutter. Get rid of all unnecessary furniture and nick-nacks. Less is better.

Stage your home! If you can afford it, stage your home! If your furniture has a high end feel, you can get away with using what your have. It is worth it to spend a few hundred dollars to stage your home and yield several thousands in return. Staging your home will allow potential buyers to picture themselves in their future home and envision how they can decorate it to make it their own.

Storage and custom closets. This upgrade is often overlooked by sellers but it one of the things that most buyers will be looking for. Where will they store all of their things? If you have a small space, you'll have to get creative. Storage racks in garages, an organized pantry, cabinets above and around a fridge, etc. If you have the money, you should think about investing in a custom walk-in closet. Depending on the price range of your home, you can purchase your custom closet at a place like IKEA, where you can customize and build your own closet for a reasonable price, or hire a professional to do the job. Regardless, the closet is one area that is often overlooked and may be the deciding factor when buyers are choosing between their favorite homes.

Landscape. First impressions are everything. Landscaping may simply mean removing oil stains from the garage and giving the home a good pressure wash, trimming trees, adding mulch, etc. A clean look for your front and back yard will go a long way in increasing the value of your home.
